Anyone have some sketchings for a 3 season porch.
existing deck walks out 8 feet above grade. Porch could be 14×14 or 16×16.
A 6/12 pitch would work. House is a 4/12. Looking to match up that vinyl siding, lots of window.’
Just opening this up for some ideas. I know how full of ideas you guys are.
thanks

Hi Steve,
Here's one that I did as part of a second floor addition to a split-ranch.
Hey D, that's some nice work there.
You go that topdeck on sleepers over EPMD or whut?
Howdja attach the railposts at the bottom? (on the topdeck)

Yes, the upper deck is sleepers backed with epdm "loops" floating on an epdm roof. I honestly can't recall how we attached the posts on that job. I seem to remember some L brackets, lags, bubble gum and spit though. I do remember that they did not penetrate the EPDM to the framing below and that it was a real headscratcher to get it done. That's the first "real" job I landed when I went out on my own.View Image
Right on re: going out on yr own. I'm still subbin' for the man. One day I'll drop a pair and break away.

Starting a business, getting married, or having a baby. There's never a "perfect" time to do any of them. Granted sometimes are better than others, but you'll always find a reason to talk yourself out of them if you look hard enough. I've done two of the three and they were two of the best decisions I've ever made in my life (and I'm pretty sure I've really only made 3 good decisions in my whole life). We hope to have a baby soon and I'm sure that will top all of them.
I don't think there was much else I could do to prepare myself for going into business. I think contracting is a God-awful amount of OJT, determination, and on-going tuition payments. There is no "right" time, but you'll know when you're ready.

i always thought the right time for going into business is the last time you had an arguement with your boss..
ain't that the way everyone did it ?Mike Smith Rhode Island : Design / Build / Repair / Restore

Those were Anderson 400's Mike.
And that's the sort of landscaping you get when you leave it up to the framer. Or when the HO wants to use his buddy for trash disposal. :(View Image
And here's another one that I did on another split-ranch that didn't have a second floor added one.
Try to ignore the big ugly white box with doors that's it's sitting on. He insisted I close it in for him to use to store his ATV's.
All in all, I thought it came out pretty good considering some of the products involved.... T-111, vinyl soffit material for ceiling, and vinyl siding to match the existing.
do you remember what your bid was on that? (the 2nd set of pics you sent. the 3 season sitting ontop the White storage shed.)
Thats pretty much the same thing Im looking for. Except for that thing its sitting on. But I know what you mean when the H.O gets stuck on ideas like that.
Instead of screens like you have, I want to put some windows in, sliders or something.
Thanks. Im still holding on the that 6 pack of hamms.

Steve, if I told you what I did that job for I'd be doing you a disservice. I did that job about two years ago. Besides, if your overhead, target profit, payroll, material costs, material choices, disposal fees, and regional pricing were the same it'd be an absolute miracle. It just wouldn't help you any. Besides, how do you know I didn't lose my shirt on that one? ;)

Those screens are a one piece panel that pops out so you can swap in the glass panels to extend the porch's use during the cooler seasons. Harvey Industries (don't know if they are national but are similar to Bradco) makes the panels for any size opening with about a 4 week lead time. The panels have a +/- 3/4" tolerence IIRC, which is nice for posts that aren't perfect and framers that aren't perfect. :) I built the interior railings and hung them on brackets so they'd be easy to take out when it was time to switch the screens over to the glass.View Image

Not familiar with the Harvey Industries panels per se.....but I've done that using wood storm doors should you ever need em quicker than the four weeks. Obviously thats dependent upon the ability to frame opening to accomodate.
