im a carpentry contractor , unused to pricing additions.
Can someone help me get a handle on what my costs might be to build an addition at my house? this addition might be 12 xx20, hip[ roof, ceramic floor throughout,mud, laundry areabathroom and small office.Im just looking for ballpark here. i would like to determine if we can afford it. I feel this work has to be done if we are going to stay here.
I would gc the job ,and do most of the work with a helper. i’d probably sub the elect. and plumbing. thanks in advance

You would do well to get a copy of Means cost estimates or one of the other books. That will give you a reasonable idea. The advantage you have is that you are already a contractor so you can apply a reality factor to what the book says.

What kind of ball; how big a park?
Touch football? All we need is a front yard (and good medical for when either Cousin Clem's 4A reflexes kick in; or when Unc' Edgar catches the front walk the wrong way). <G>
Could be, "cost," for a simple addition is $45-55/sf; might even be a "reasonable" estimate around $90-95/sf. The real trick is keeping the "might as well as" from pumping it over to the $150-200/sf stage (which is even harder if it's your own house).
Depends on what you want, and how you want to specify it (that's why you are getting a bit of a tepid responce). You could probably rent the Cotton Bowl this Thursday for cheap, say 1/2 to 3/4 million. Figure in about 15-20% more for permits & insurance, each. Say it all comes together for $2 million--that's a bit steep for a family pick up game of touch football. If 20 family members show, then the end cost is $2*10^6 / 20 or $100,000 each. Have 200 show for a family reunion--it just got cheaper.

doing it yourself about 30% of what I would charge a client for the same thing. without knowing specifics I'm gonna guess you could do it for 25 to 30 G in materials and subs
thats if you frame it, insulate, side it, roof it,rock and tape, trim it, set tile and paint. sub out concrete/excavation, plumbing and electric
That's a lot to stuff in 12 X 20. My rough estimate would be 15k for materials. With sweat equity, if you can really do everything else well, you might pay 5-15k more for labor. This is assuming you have enough capacity in your existing HVAC to tie in. Are you planning to do the foundation, drainage, and excavation yourself?
My mason will do the foundation,so i have the price for that.Of course my actual costs will include the money i wont be making while i remodel.

Im iin the wash dc area for what its worth
i'm up to my ears in a addition right now. 1100 sf, basement, new heat , kit and a bath. done everything myself except foundation/ 17k and drywall finish/ 4k. looks like i'm going to finish at around 85-90,so 80 a sf. not even close to my original budget.[look at my sign on name, it says it all]. couple things happen as capn mike said,it's yours and holding the cost is the hardest. thought comes across: i'm saving money doing this myself, i'll go ahead and splurge on this item. it has beeen my down fall,oh well no one to blame but myself.lol and what you mentioned about when your working on the addition you ain't making money anywhere else,so that has to factor in if a guy has plenty of work.if not you can cheapen your labor a little. good luck larry
