I am doing a new house with a permanent wood foundation and will have a wood frame floor in the basement. Most codes specify pressure treated material within 18″ of the ground, but I would like to use TJI’s (or BCI’s) for the basement floor joists.
I would rather not excavate the extra 18″. I will have concrete footings around the perimeter of the house which the floor joists will rest on (after a PT plate). I believe I will have to use pressure treated 2×10’s.
Has anyone been able to use TJI’s in a similar situation, and if so under what circumstances?

I haven't used TJI's like that before. If I did I would put a layer of vapor barrier down first with accustical sealant around the perimeter and any penetrations.

On Michael Holigan's "Your New House" they are building on a pier foundation and they are using lots of pressure treated materials including some engineered products.
