I am in the process of buying a house, the inspection revealed the the bathroom floor next to the tub had a slight sag and the inspector suspects damage to the sub frame. I was told the subframe needs to be fixed and the tiles replaced. SHOULD I GO AHEAD WITH THIS BUY?

I'll answer with some questions. Is the rest of the house in good repair? Do you really want the property, or is the whole decision kinda' sketchy already? Is the bathroom first floor, or above? How extensive is the water damage--that's what it is, you know.
In CA, this would fall under Section 1. This would involve corrective work to be paid for by the seller. Try to negotiate this before you close escrow. It's only several hundred dollars--if damage is contained to bathroom--so don't blow the deal just for one little 'ol thang.
