I need some advice regarding a smell problem. Last fall a raccoon broke into our attic. Underneath the part of the attic which he used as his main bathroom, the room smells like urine. We have already completely removed all the insulation from the whole building, sanitized the attic and reinsulated. However, due to the smell we cannot use that room.
The ceiling is tongue-in-groove knotty pine, about 1″ thick. The insulation above rests directly on this panelling. I believe the urine soaked through the old insulation and into the wood below.
Our current plan is to try to seal the wood from below (the inside of the building, not the attic side), for example with polyurethane. Is this the right approach? Any suggestions?

I have friends in the fire restoration business. They use shellac to seal off the smell of smoke damage.
I agree with poster who said use shellac. "Killz" or "Zinzer" make pigmented shellac. That will block in odors.
I forgot--another product, possibly the most available, is BIN. Must be alcohol based, not the newfangled water-based.
