I am having a problem with a sectiom of cement block foundation. The house/ foundation is approx.50 yrs.old.The problem is the interior surface(in one particular area )seems to be deteriorating slightly.I would like to fix it before it goes too far.The foundation was painted(interior) with drylock 13 yrs.ago and is flaking, taking with it the surface of the block. The problem ,I don’t think,is due to moisture/water infiltration from the exterior. The specific area is at a gable end,and exterior grade is sloped pretty well away from foundation;also, exterior of foundation is in pretty good shape. Is the problem the drylock? How should I treat the problem & repair so I have no further issues?

You would have better luck if you post this under the General Discussions forum.
It's hard for me to believe that paint flaking off of cement block is also causing the block to errode. And...normally, for paint to flake off, there is a moisture problem or some type of adhereing problem.
If you are certain there are no hidden moisture problems, and since the paint has lasted 13 years with no problems, could be the life of the paint has reached the end ( Drylock is warranted only for 10 year duration). Re-paint the block with Drylock again.
If this is the case, you should be good for another 10 years.
Hey Davo,Ya,Kinda Green to all this postin stuff.Ithink I did RE_POST?? in general discussion catagory.
As for my issue;I can't totally rule out a moisture problem.I just can't seem to figure what it might be.Good drainage, foundation sealing etcand no problems (that i can see)elsewhere. As for drylock, its condition is far superior on other areas of foundation.Yup,leads me back to a moisture issue also;Has me quite baffled!!!Thanx for input!
