   I may be missing something here, but your second floor joists should be nailed into a 2x10 rim, (that would hold the anchors for your ledger board) . . .then the ply floor, above the floor sits the door to your proposed deck. Right?

   Even a ballon frame would have long studs to anchor into. How'd you frame that guy anyway ?

   *Jim ---Re-reading my message, I was a little unclear. The code says I cannot tie only into the rim joist. I think the solution is that I have to use a wide ledger (2x12) and drop it down enough to hit the top plate in addition to the rim joist. Thinking it through a little more, it's not that big a deal, I just didn't want to use such a big ledger... that's a lot of wood.Thanks for your comments!--- Mark

   I'm building a deck off the second story of our house. Talking to a building inspector today, I cannot tie the ledger to the blocking that I installed (when the house was still in framing) between the 2nd floor joists. The inspector said I must tie to the framing, either above or below the floor joists.

   Any suggestions for how best to meet their requirements? If I tie to the 2nd floor framing, then the deck will be too high. If I tie to the top of the 1st floor framing, I am afraid I'll be too low. Also, all the framing is covered with stucco (on the outside) and dry wall (on the inside). Any thoughts regarding how to locate the framing without tearing everything apart?
