Our newly built home (less than one year old) has a foundation with tensioned steel cables running through it. Several months ago I discovered that the builder / contractor had repaired and disguised a crack extending from the garage entrance to the interior wall. The distance is approximately 21 feet and the crack varies up to 1/2 inch wide. I do not know if the crack extends into the living area but I can only guess that it does.
The crack became visible as the patch began separating from the cement and discolor from the grey surface coat applied to part of the garage floor. We were told to expect some foundation cracking but the length and width of the crack seems unusual especially for a house not yet one year old. At least one other neighbor shares the same problem. The house is under guarantee. I live in Southern California and wonder if the foundation will withstand moderate earthquakes with its current crack. Any expert info or advice that others would have would be appreciated. Thanks.
