How do y’all price a framing job? What’s the best way to do this? By the square footage of the floor plan or do you do a system by system estimate(i.e. floor system, roof system)? I’m in North Carolina and I’m also wandering what framers are getting per square foot for an average, everyday frame not including materials.
How does one price an average, everyday siding and/or exterior trim job? Again, I’m curious to know what subs are getting for this kind of work in my area?
While I’m at it I’ll ask about pricing interior trim also. What’s the best way to price for an average interior trim job? What are people getting for interior trim work?
I’ve seen some very strange numbers lately for these phases of work, some real high and some real low and some subs price one way and some price another and it’s difficult to compare apples to oranges. I want to be able to standardize what everyone is pricing for me but I want to be fair about it, in case your wondering why I’m asking.

Dogfish,
Ya need to forget about per unit or Square foot prices. Make sure everyone is bidding on the same scope of work. Then compare total prices.
I know guys who price framing by the foot. Some are higher than others. Some figure porches and such as extras, some don't.
I know a guy who prices trim by the corner. I know a guy who prices it by the Opening and throws the Base in with it. I know a guy who prices Crown by the foot. One who prices it by the corner and one by the room.
Make sure they are all bidding on the exact same thing and then compare totals. You'll be glad in the long run.
By the way, "Average Interior trim job" is very subjective.
Where in NC? It varies considerably just going over the mountain to the next county.
I am in McDowell county in the western part.
I'm in Henderson County. What are prices like where you are?
Hey there dogfish,I'm in Orange County. If you called me up and just asked me what it cost to frame and trim, I'd be crackin' up<G>I'd really like to know the specs on the job...like a box is a lot different than if you throw in a lot of corners...is the roof gables or hips...one pc or 2pc base...got crown...stairs?Why do you think you're getting ripped off? If you're posting here, you must have done (or you're doing) homework. Are you having a bad experience<G>
Don't worry, we can fix that later!
Do not know, I doubt that it is that scientific a breakdown here in the sticks.
Seems to me if you wanna avoid 'apples vs oranges' pricing, just insist they give you a bottom line price. How they arrive at it is their business. Hand over a set of drawings and some written specs detailing exactly what is and isn't to be included in the price. If they can't be bothered to follow some basic business standards, do you want to work with that sub? And of course you need to do some homework first and determine exactly what you want done.
You'll find out quickly enough how much framers work for in your area once the prices start coming in.
Good luck,
Wally
