I will be building a new house sometime in the near future and plan on doing a lot of the work myself. (Before you all let out a collective groan, I should point out that I was once a professional remodeling contractor and have done a lot of framing and trim work.) I plan on having a local GC do all the site work and put up a dried-in shell. I would then take over and either sub out or do the rest myself. The problem is my bank won’t finance the construction that way. They will only approve the project if I have a GC involved for the entire thing. One suggestion was for the GC (who is someone I know well and trust completely)to make a contract for the whole job and then give the draws back to me as I needed them. Basically he would be hiring me as a sub. Anybody have any other/better ideas?
