I’m building a new house and am going to be doing the trim work and painting — specifically staining/finishing the trim and doors in the house. The trim is going to be 1×4 and 1×6 pine. The interior doors are solid v-groove pine as well.
Question – How is this ‘typically’ finished? Just use a satin or semi-gloss poly? If so, i’m wondering if wipe on poly makes sense for the windows. Thhoughts? I’m fine with the yellowing added by oil based vs. water based.
Note: this house has lots of kids so i need something fairly durable and also want something fairly easy to apply.

On pine, start with a wood conditioner.
I've never used a "wipe on" poly. Brush on with light sanding between coats.

do you need a wood conditioner even if you're not adding any stain? Also if i'm using normal ole' satin (oil based) poly should i think the first coat to kind of act like a sealer.
Also is there another brand i should consider?
Typical would be stain then lacquer. Here at least. If you want durable, spend a couple extra bucks a gallon and get pre cat. Poly? Wow. Forget the "ease of installation" requirement. You'll spend days just brushing that. You can rent a pump for lacquer and have the whole house shot in a couple of hours per coat.

I agree. If you want something that you can do pretty simply, you might try using a lacquer-based sanding sealer and give it 2 or 3 coats. Not real glossy, but it looks pretty good, and should be durable enough for most trim. I've used brushes and paint pads with it (never tried a roller), and it will brush out smooth in thin coats. Also goes a pretty long way. The last quart I tried was Minwax, but I've used others in the past and they've all done a good job.
There used to be a product called Deft that I haven't seen in years, I think that was lacquer base as well. Dries fast, I think you could recoat that stuff 6 times in a day.
