We just put in a red oak select 2 1/4 x 3/4 hardwood floor. How long would you leave it down before sanding and finishing it? Also, which would you use, the water base or oil base finish. We are leaving it natural so we are not using a stain.
We think we would like to use the water base because we have heard the oil yellows after time, but have also heard that the water base is not as durable as the oil.
Please let me know your thoughts on this matter and anything else you think could help!

personally I prefere oil based finishes for floors. Much more durable.
If you can get the "new" moisture cure finish with acceptable VOC reg's thats the route I'd go. Dries fast and is incredably durable....best to do on humid or rainy days believe it or not.
Far as I'm concerened durabilty is what should be the # 1 concern on a floor.
If you do go with a moisture cure finish be sure you use someone thats experianced doing it. BE sure you use a gloss coat first then a satin if you want a softer look.
It comes "non yellowing" but costs a whole lot more,,,,but worth it IMO.

The BonaKemi commercial brand 'Traffic' is as good, if not better, than any oil-base -- also it doesn't yellow, doesn't smell and you can apply two coats in a day.

Yeh....I've heard that just never tried it...I do think however that the "moisture cure" finish was the best I ever used.

The waterbases have been steadily improving over the last 10 years -- largely driven by the constantly tightening VOCC regs which will eventually see the end of anything else.
