Some time ago, I posted some questions regarding the purchase of foreclosed homes as investment property and received some good feedback. Well, the deal is nearly sighed so it’s time to start planning the renovations.
I have attached the approximate “before” floor plan (I cannot get into the house to get exact dimensions until the papers are signed). Bed room #3 resides in an enclosed front porch (no heat, no foundation, no electric etc.). To access bed room #2, you need to walk into BR1, through the bath and then finally into BR#2.
Much of the home needs to gutted & updated so now is the time for a re-layout to fix some of the above issues. I would like to restore the open front porch (ie delete the third bedroom) and make the layout a bit more user friendly. Also, attached are a few ideas.
Any other layout suggestions would be much appreciated.

My $0.02:
Proposed #2 seems like a better design to me. The things I would change are- Make the bedrooms a little bit more equal in size (i.e., scoot the bathroom and bed 2 towards the front wall), change the access to bed 1 so it's from the hallway, and not the living room, and build a back porch/laundry room if possible. I like that in your plan the bedrooms have entrances near each other and near the bathroom.
Some measurements would also be helpful- maybe bed 2 is plenty big, I'm just guessing.
