I have a garage door opener which has decided to open the door on its own. The door was completely open when I drove up yesterday so I closed it. A few minutes later it opened by itself about 18″. I closed it, moved the wire connected to the button away from an electrical cord, and within 5 minutes it opened 18″ again. I tried unplugging the unit to let it reset. Then I disconnected the button. Later the tenant said it had opened again.
Any suggestion on a diagnostic procedure or a fix.
I’m assuming it is junk but thought I would tap the wealth of knowledge here first.

Just had one quick thought - Sometimes the buttons on the sending units can stick. You might have a sending unit that's constantly trying to send a signal to the opener. That would explain why it's going up 18" then stopping.
Another remote possibily (no pun intended) is that because they use radio frequency, somnething else is triggering it. Does it have rolling codes or is an older model with settable switches?

I'm sure it is the rolling codes model. There are 4 exterior key pads. As all of them had failed I removed them today. One still had a battery in it so that could have been a problem.
The door was not up when I was there today, so possibly it may be the door button which I disconnected yesterday.
Probably due to condensation over time.
Turn off power, remove circuit board(s) and clean with isopropal and nylon or pig bristle brush, dry, then brush or spray coat with polyurethane.
Should fix it, esp if you see any small white residue on the board before you clean it.
If it occurs again that is what I will do. Thanks
faulty exterior button sounds likely there. They see more moisture problems.

No, there is not.
My first thought is that the down-pressure adjustment is to hard and might be sensing something stuck under the door, but it should fully reverse and open all the way, not just 18"
One thing to check is the normal operation of the door. Pull th e release and open/close the door a few times manually and see if it rolls smooth and straight, with no sticking anywhere. Use some lithium spray grease on rollers etc. Check for equal tension on the springs.
Then run the operator thru a full cycle keeping the catch released to see if it runs right.
Now hook it back up and run a few cycles, trying to back off the down-force adjustment to where it just works, but does not return that 18"
Short of that, I would look for an 800 tech help number for that brand of openner to see what they have to say, or if they have a troubleshooting guide online.

I don't believe it is the down pressure. The door closes and stays closed for 5 or more minutes then suddenly would open. The lights that flash when an obstruction occurs do not come on either.

Yeah, it would have to be a malfunction in the brain to do that probably - with dirty or corroded contacts like junkhound mentioned.Probably the button.But the manufacturer would know best. They could even have a free replacement part to solve the problem or a recall on the unit. Seems to me that sears once had a recall on one of theirs, and they sell something like a third of the openners in the country....
