So we’ve found a house we like, but like many of the houses here in Richmond it doesn’t have a garage. I don’t understand the logic.
Anyway, I need to come up with an estimated cost to build a 2 car detached garage, concrete slab, vinyl siding, so I can include that in the final cost. Yes, the best thing would be to call a local contractor, but it the weekend and we’re trying to put this house on the keeper or reject list.

Last time I priced a 24x30 garage it was around $10,000.
2x6x10' walls,
Trussed roof
asphalt shingles,
vinyl siding,
3- 9x7 garage overhead doors,
2- 36" steel entry doors
4- 3x3 vinyl slider windows
Garage slab 6" thick with 12" thick edges and 1/2 rebar, concrete with fiber, drain
Gutters and downspouts.

Great. $10k to $38k. That runs from a deal killer to acceptable. When the time comes, remind me not to call Maine or Little Roady when I need a garage built.
Hey, y'all suppose that if I cut a deal with the contractor ... you know ... do part of the work myself ... I'm sure i can cut the cost in half. I mean .. it can't be that hard to build something, and everybody knows what a huge profit contractors make!

A year ago we did one for $16500. A little nicer than what you are talking about. 20x25. One overhead door but cost $2400. Cedar shingle siding. Little roof covering walk in door.
We also did a barn 26x40 that can house six cars, has a 3/4 space upstairs for storage/future bedrooms, topped by a cupola. Total price 100k. Most people would have been happy with this for their house.
We're getting that price range narrowed down now!;)

We'll build this minimalist 22x28 garage soon, for the quoted price of about $20K.
4:12 pitched trussed roof, 2x4 studwalls on 24 centers, one 3068 steel door in the side, no electricity, two manually opened uninsulated steel-paneled 9w x 7h garage doors, ordinary 3-tabs on the roof, 6" Hardiplank clap siding, painted trim.
Built in a region where frost is deep and winters hard, we are doing a frost-protected shallow foundation for which the edges are thickened to 24 inches, the whole thing sitting atop 2" compression rated foamboard that extends out 4 feet around the perimeter, and that foamboard sits atop a 6" bed of compacted gravel.
A simpler foundation in a friendlier climate would probably result in a $2,500 comedown.

get the foundation poured and the garage framed
you can take over from there
but......don't skimp
make it a minimum of 24 x 24... with an 8' 10" ceiling
if you don't want a 2d floor , you can truss the roof
adding operators for the doors will add about $700
how many windows do you want... what about pedestrian doors ?
what about electricity.. and a pad out front
gutters ?
what kind of roof shingles ?

Mike, at this point I'm not trying to reduce the costts, just trying to see what's reasonable so I can factor it into the acquisition cost of a particular house. I'm not looking for a second floor, but walk-up stoirage would definately be a plus.
I imagined a pole barn to be like you see in a farmers field ... telephone pole framing with a rusty tin roof, suitable for sheltering a tractor.

around here the guys that do nothing but Garages... will do a very basic 20x24 2x4 framed, truss roof, 2 cheap manual garage doors, 3'walkin door, one alum window, 3 tab roof, hardie lap siding over blackboard, on slab for $6800, on level ground... no paint ... takes em 3-4 days start to finish..
I've only built a few Garages... but if design allows and you don't want to spring for the upstairs storage... at least frame it with 10ft wall studs, you can get a ton of stuff up and out of your way with the extra height...

Seriously guys...some of you would do something like this for $15 per sq ft and up? Wow! Heck, here no one would even consider the job if they didn't make $75. per sq ft.

Here's one proposal. Note that this is based on one phone conversation and no site visit. But it's good enough that I know how much to allow in figuring the acquisition cosdt of the house. I have deleted the contractors name and address.
