I apologize if this has been covered before. I’m having newly installed red oak floors sanded and finished. The installer is using an oil based poly. The original quote was for two coats but are two coats sufficient or is it best to go with three? Thanks -Ed

Advice from a HO: We had ours done (1905 house). The guy put on two coats of non-gloss, then one coat of gloss, sanding between coats. We were very pleased with the three coats (oil based). Considering the mess and disruption associated with a floor sanding, I don' t think this is a place to nickel and dime. Do it right, then enjoy.
Javier, thanks for the reply. It's not a case of spending the extra money, the installer is telling us that 2 coats are sufficient but he'll do three if I want. I want to do what's best but don't want to waste money either. -Ed
3 coats look at floor w second coat dry the next am w sunlight across it check again in same spot after 3rd coat seals a lot of voids, makes the finished appearance
The top coat is a sacrificial coat -- basically its purpose is to take the wear on the floor.
I always used 3 coats for everything except water-base, when I used 4.

anyrhing less then 3 is infeior in the long run, but looks good in spec houses
waterborne got to go 3, maybe 4
but it all depends on the "applicator"
Ive seen a guy put down 2 coats as thin as 1
yeah he was fast, low bid, looked good for the check to clear
I agree , the mess and disruption to sand and finish. Do it right , over do it
kitchens or bathrooms, well youll end up redoing every few years anyway
We went with two coats on the installer's recommendation and they made it three years. We went with three coats this time even though the refinisher insisted two would be fine and last the average family ten years.
