I want to put Hardwood flooring in my home and I have several children. I much prefer the look of the non factory finished floors…I live in a 4 year old house but I want a more “rustic” feel.
Questions:
1. I have 5 kids and 6 pets…with the new water based poly finihses can they be “scuff sanded’ and recoated or does the whole floor need to be taken back down with a floor sander if I am trying to do away with surface scratches aftera few years.
2. Rustic flooring is what the DW would prefer. Most of the stuff I find is slect or better. Would I basically be better off getting a lumber mill to cut an existing tree so I can get lots of minor knots and imperfections? I would rather spend $2.50 per square ft. than the 6.50 per sq. ft plus shipping for “reclaimed ” lumber.
3. How well do the new water based ply’s stand up to coffee, jelly, the occasional pet accident, etc. compared with the old solvent based poly’s?
4. I am a home onwer that has tackled a large number of fairly simple prjcts and will probably install this myself and pay someone else to sand it and then finish it myself. How much should I expect to pay for just sanding?

I hate to say it, but check with Lumber Liquidators. Thay have a "rustic" or "cabin" grade of unfinished oak flooring that is very cheap.

For sure Lumber Liquidators. They have the utility for $.99 a sq ft. You have to buy like 30% extra because you get quite a few bad ones. Heres one of the jobs we did with the "rustic look"
How bout a hand scraped floor? I'm sorta hangin now...but know a little about floors...where are you? Put me and my dog up and i'll help you do it.
