100 year old home with new floors be installed.
Material will be half inch QS White Oak over subfloor. This is an entry way and central hallway. High traffic with dogs and kids.
Am revisiting the finish to be applied on this. My usual drill is oil based stain, and oil based poly, usually Minwax, or whatever.
Two questions:
1. Any particular brand of poly you guys like?
2. Water based or oil based?

high traffic area, Trek Plus from absolute coatings new rochelle ny http://www.trekfinish.com non-yellowing waterborne poly it' an aluminum oxide coating as on prefinished wood but available in satin, semi or gloss rated as a commercial product catalyzed finish you add small bottle of catalyzer to activate best high traffic coating i've used use their non-yellowing sealer and three coats of trek plus poly still like oil base, but this is more durable and won't amber up yellowing is big source of refinish jobs, poly can still be intact but surface darkens
I always used a moisture cure finish on all my hardwood floors
