Dick, I'm not a contractor. I'm a homeowner. I don't know if this helps, but I have 80 year old Southern Yellow heart pine floors throughout my house, and my husband and I had them refinished last summer. We elected to go without a stain (they were beautiful once we got an inch of shellac off them), and our floor contractor gave it (3) coats of a water based, satin, poly-urethane floor finish. The floors are gorgeous, they stand up to all kinds of abuse, black shoe marks rub right out with a cloth, and water marks just come right up.
We are very, very pleased with this finish, and our floors get a lot of abuse. Everyone who comes in our house agrees that they are the best part of the house.
*We have 100+ yr. old pine floors and have had them refinished with moisture-cure poly. The finish is wonderful for looks and wear. The only disadvantage we have seen so far is that it seems to have a static charge which attracts dust, so must be damp-mopped weekly in addition to vacuuming. Does anyone know what we can do to prevent this?(The new "Swiffer" mops for dry-mopping are also very helpful for maintaining the bare floors.)
