Hi guys.
How do you sell? I have plenty of work it seems but not neccesarily the work I want. I would live in heaven if I did two custom homes and maybe another four or five remodels a year.
I dunno- I can’t seem to get over the hump. The above goal seems modest to me.
I do exceptional work I am told. (Have a web sight now , no pictures posted yet.) I see every little fault…
Started adds for remodels, rehabs, new builds, recently, and have faired well.
Still I see stuff everyday that sucks- and the builder can’t keep up with demand.
I get discouraged.

ADDS ARE OKAY BUT TO GET INTO CUSTOM HOMES YOU MAY WANT TO GET TO KNOW SOME RELATORS. THEY MAY BE THE DEVIL BUT THEY DO KNOW HOW TO GET THE PEOPLE. YOU MAY ALSO CONSIDER PUTTING UP A SPEC HOME TO GET THE BALL ROLLING. I'VE SOLD QUITE A FEW HOUSES OFF OF ONES I'VE BUILT AS SPEC. GOOD LUCK
*Thanks Adin-I have had some success with the spec house thing- actually a fair amount. Not real enamored with realtors- never had one bring me much- mostly they have taken credit for selling a spec I designed, built, and spent my Sundays showing to people...I know- I gotta go to bed with them to network...Hey thanks for your replyhub
*Have you considered getting a reale estate liscense? If your spec'ing list your own places as well as multi-list them, then you can get a share of the realtor commission, might as well since your spending time showing them anyway.
*Doug, Take your portfolio with alot of pictures, a list of happy clients and visit as many designers and architects in your area that seem to do custom homes.Often a client will purchase a lot and seek out a professional to make their dreams reality. A good presentation with the designers & architects could result in them bringing a client to you. I have to agree that a relationship with a realator is a good idea, as hard as that is to admit I have very little us for any of them , kind of like a dentist. But they may just bring that one client that may put you on the right track. A little bit of hard earned advice is to be very selective with the clients most are good people but proceed with caution some think that they know everything, and all builders will give them the sc***ing of a lifetime. It is nice work so go after it. Good Luck
