1) My husband and I have had a very good relationship with our contractor and are basically very pleased with his work on an addition to our house and agreed to pay him 10% more than the contract price as thanks. We have paid him all but the last 5% of the entire deal (including the add’l 10%) but have held back a bit as he needs to correct something and do a few little things. We live in an area with a very high water table and he promised us that we wouldn’t have any water in the addition. Well, we do have seepage on all 4 walls of the addition’s basement. We know we need a basement specialist now but should we pay this contractor in full or deduct part of the cost of this correction?
As part of the work we had all our floors refinished (the addition and existing house). We agreed to pay the guy chosen by the contractor for the parts of the existing house he was doing. The sub-contractor was worse than awful (the contractor admits this and won’t be using him again) – we have his workers boot prints varnished into the floor, gouges in the brand new floor, tons and tons of dirt/dust encapsulated in the varnish, missed spots, etc. We are going to have to redo this work. (we gave him a chance to correct and he blew it). THe floor guy has already been paid half by our contractor (aka us). We really don’t want to pay him the other part b/c the work is sooo unacceptable. Should we?
