Does anyone know of a product that will basically skim coat a deteriorating, water effusing, mixed with asbestos– foundation wall.
I pulled the wallboard off and removed the rotten block/plate at the base and cut half of the flat laid studs off at the rot stop. So then I discover the water on the wall behind it. So I drag my fingers on the wall and the aggregate in the old foundation wall starts falling away. Frightening how soft this wall is.
So I want to trowel on a cement that will stick tight and seal out any moisture. I won’t get very far using a 3 minute set time crack repair. The moisture was from a misguided downspout that has been drained away from the house since the discovery. Anybody know of some good stuff?

Nothing will bond until you remove the loose degraded surface.
If you have repaired the cause of all of the problems, and if there is something left of the wall that will hold a masonry nail, like a hardened cap nail, you could nail some diamond lathe to the wall and stucco it.
If you use really clean and finely graded sand and a little acrylic and lime in the mix you can get a good smooth result.
If the existing wall will not hold a nail, then you have a different set of problems. <G>

well heres the thing. it looks like the wall was poured in two directions-- one sediment layer over another at an angle. The upper laye (about two feet up is really rocky and not holding together well. I thought of doing a stucco like float over the whole moisture prone area (just under the downspout outside) --BUT I am going to insulate it and then close it up again. I had a neighbor tell me to try a Vycor strip over the wall/slab joint to keep water away from the new lumber. I also think I should use treated.What I also want to know is if a foundation in this condition can handle any additional load that would be required by adding a second floor?? I am considering hiring an engineer to test it.
