I was aproached by a friend of my wife about roofing a nine plex in Kansas .I could really use the work so i don’t want to bid to high or to low
I mostly do remodeling and renovation . I roof when I have to . This is about a 78 Sq. job 6/12 pitch hip (what percentage do I allow for waste on a hip plus extra labor) I am thinking on about $100 A square using 250lb asphalt shingles .Also any advice or cautions about roofing in the winter? I worked in Alaska framing for 3 years and I saw them roofing year round .They would shovel the roof and proceed to lay down shingles . They have as high of winds as I have seen up there.

Hi Rick,
Fill us in on some more details. Is this a reroof, if so over one layer? Will you use a coil nailer, staple gun, or hand nail? Will you provide any materials or fastners? Will the roofing be delivered on the roof?
There is always a risk that shingles fastened during cold seasons will blow off before the hot summer sun seals them down. In my opinion blow offs of that kind are the resposibility of the installer. Hand sealing of the tabs add costs in both materials and labor; no special effort adds significant risk exposure to the installation contractor.

*Hi JoeIt is a re-roof over 1 layer which doesn't look bad. They say its leaking in a couple of places . Its a 20 to 30 year old Hud Apartments .Shingles are laying flat no curl up.Iwill be using coil nailers .I will supply materials .I am not sure about how I will get materials ther yet .It is about 1 1/2 hours from where i live .But they have an Apartment I can stay in .I hear you on the risk thing .I am seeing guys roofing all over aroung her still .So its tempting me to do it now instead of spring . I worked in Barrow AK . For about a year and a half .Then I went to sunny Anchorage for about the same .Great country ,great experiance.Thanks Rick S
*Rick,I measure a simple hip roof just like a simple gable roof.(distance from gutter to ridgeXwidth of building X 2sides of building Plus 5%cap and scrap.Sure the hip roof generates more scrap than a gable roof,but it seems to have a smaller surface area also,so the same calculation works well for me on both.This time last year I did a 68 sq layover and at the end of the job I had 14 field shingles left and 2 bundles of cap. Pretty close estimating. If you are laying metric dimensional shingles over a standard sized roof you will need maybe 10-15% more metric shingles to cover the same area,because you will in effect be converting the metric exposure to standard exposure and loosing a percentage to headlap.I use ELK shingles a LOT.They seal down faster and at lower temps. than any other shingle I am familiar with. Some people here report that they want to crack during installation in colder temps.This has not been a problem for me If the shingles are stored flat,and not bent over the ridge during delivery.Regaurding blow-offs.I have had no problems with winter blow-offs(knock on wood)If your customer wants a warranty against blow-offs he should have the work done in warmer weather when the shingles have a better chance of sealing down. If the customer insists that work be done now(out of season)then he should take the responsibility for the real risk of blow-offs.After all why should you take on the very real liability because of your customers poor planning and foresight?Last time I checked,winter comes every year,and your customer should have thought ahead.Word your contract carefully,and if the customer insists on a blow-off warranty---turn down the job.Good Luck All,Stephen

I can imagine roofing in Barrow in the summer may at times be like roofing in the midwest in the winter! Watch out for frost!

Before I started hanging out here I felt like I worked in a vacuum. I hired the absolute minimum of subs, almost never bid against anyone, and didn't talk price much with others. What I'm trying to say here is that what I say about bidding this job is not much help.
Material costs for your job are about $32-$42 per square. My labor would be about $50. Added together and marked up 10 to 20 percent and you'd be close to that $100 per square you are thinking of. Definitely address the blow off before they seal down liability issue. Good luck.
