I was recently asked by a client for “third party” cost comparisons between standard 2×6 frame construction (framing, insulation, air / vapour barvapor sheathing, etc) and ICF constrIFion. Does anyone know of such a “third party” analysis?

we have done several buildings. From two car garage to 3 storie condos and 8000 sq foot shops. In our area the costs still run about 15% higher then building with wood above ground. If however you are also including a basement then the costs come done. The labor costs are far cheaper then framing and pouring walls and then insulating etc. The extra costs can be recouped in energy saving, fire and earthquake insurance, etc. However the big costs can be in design or redesign and moving things. Example if someone comes with a set of plans that were drawn for a stick frame, they may need to be modified for the sizes of Ices changing in extra costs for re drawing, etc.Sometimes the shape or design can become what was not originally desired And on more then one occassion when we have put things exactly where the blueprints haves said and the walls are poured we have had to move a window or a door and then the costs get very high. We have all built homes where a homeowner walks through even after months sometimes years of looking at bluprints and say, no move that window or even wall. So.......if thinking of building with ICF's try to get a design person who has worked with them before and get them involved in the begining. ANd make sure that everything is wher it is supposed to be before the mud is poured.
