Do you guys add anything to your subs price in your bids to cover your time involved with them/setting them up/keeping them on schedule? What are your thoughts on this?

joe.. you're a contractor.. you write and execute contracts... everything you do should contribute to the bottom line.... everything you handle should contribute to the bottom line..
if you are not marking up all things.. then you have to mark up some things more...

Years ago I use to work for these Iranians in Kings Point LI NY which is super wealthy...you probably remember some of my stories bout them.
They became so aggrivating....I'd have to spend every single morning a good hour rediscussing things with them...when it came to extra things they wanted done? I added in a charge for aggrivation and time..dats da truth.

I include a seperate line item in all of my estimates and contracts for overhead and profit (20%-25%). That is factored in on top of labor, materials, subcontractors, etc.
If the job runs perfectly, I make a pretty penny......if not, at least my tail is covered.
