This window leaks at the bottom under the two opening sashes as far as I can see not between the siding and the window “frame” that the window sits in… It has no roof overhang near it , it is 15 years old and it faces north east so when I get wind and rain on it the water goes under the bottom, then leaks downthrough the wall andonto the ceiling in the garage.
will good quality windows (andersen etc) withstand rain like this? Or will they leak too?
we never open it – maybe I need to put in one picture window.

is it closed tightly?
is that vinyl siding?
what is that above it?
is it caulked well?
how MUCH does it leak?
If you have vinyl siding, and a shoddy window wrap application, it will leak. period.

wain, have seen that vent be a point of entry too. Rolls down behind the siding, gets into the wall cavity at the window cutout.
Or, jchannel with an unwrapped window flange can bring it in.
Have you taken a hose up there and gradually worked your way up the wall yet?
Do you have to replace the wallbd under the window?

leaked in a storm once- I examined behind the vent and it was OK
louvers in vent are at a steep angle and screen wire is in the louvers to trap the water so the vent was not leaking
i will try another pix tomorow
