My condo project… still

I kinda quit posting about this… because one i never take pictures and two… no one has a 6 year for profit project…

but… of the 19 units for sale (20th is mine and not at the same stage) but the 19 units for sale are “just about done”… i’m down to installing faucets… towel bars… bath sinks ect… all the electric is topped out… all the paint… I have about 6 more kitchen countertops to do (cast concrete) I had to wait on some sinks… i still have backsplashes … and some undercounter lighting to do…
monday we placed 50 yards on concrete in the back courtyard… placed and stamped… in the morning we’ll do the 20 yards for the south drive… we still have about another 100 yards to finish out the parking, drives and walkways… working on the landscape… my sod looks good so far… fencing in the patios now also… and working on the access control… not finished but real easy to see the end…. try’n to finish up enough so that folks wanting to buy (1st time buyers) can close before dec 1st to get the tax credit… I have loan packages where my bank will finance 90-95% of the purchase price…

anyway… just say’n I’m still at it 7 days a week

    sounds like the parking lot is going well,how many guys are you using to place and finish? i think it's the way to go versus blacktop.

    if we all chipped in a bought you a 10.00 digital camera ,sent it to  you,would you take pics and send the sd card to someone to post! i really want to see all this come  together.

      dude i'm as tired as i have ever been... we didn't place but 25 yards today... but alot of stamping... we did form and finish grade it before 10am with the first truck getting there @ 11:30 @ 4:40 pm we left... no lunch... again... that was 120 ft of drive... sloped to the center... most of it about 14ft wide and it flaired out as it got to the street...5-6 guys... 4 place'n it for the most part.... one guy on a bull float... me on a small 36" trowel machine... bull float guy on a broom then... another guy on the edger... then 4 of us stamping 2 crews of 2... using 6 stamps... 3 stamps each...
      (me and the bull float guy were on the screed board first... that right there will hurt an old man)
      no color at this point... we use mineral spirits as a release agent use'n a garden sprayer to spray it on the stamps... we got some that set pretty quick and you had to pound the heck out of the stamps... then 3 ft away you'd have to barely tamp it...monday we had alot of bigger areas and used the big trowel machine... but the smaller one is more like hand mag float finishing...heck i have cameras... i just never stop long enough to take pictures... i know i suck

        lets see, form ,finish grade,pour 25yds,finish and stamp.

        oh and the screed board,thats my favorite part,helps strech your .... out.

         

        i don't see anything there that would make a old man out of ya,till you sit down for dinner and relize you can't get out of the chair. advil,i buy the big 300 bottle

        if the bank is so worried, you might ask if they will send down a couple helpers for the rest of the flatwork.lol

          <g> the screen board is the worst part.. we graded for a 1.5 slope to the center in 14ft wide... so i made a screed board 14'8" long.. (we are between a fence and the building) but the screed board i made has the slope or V to the center made into it... to mimic the profile i wanted on the drive...me on one end and 22yo strong as a bull Pedro on the other end... and it seems my side was always just a bit short on mix so i was constantly pull'n up mix with my boot to keep going... that bending over and pulling wears me out... plus it's 90degrees...all in all I'm glad it's getting done... it'll be interesting to see my total cost... material & labor for all my outside flatwork...

            Have you considered renting a power screed?I think that would help you out a great bit. Put Pedro on the handlebars and you can watch.

            i actually own one... the type where the motor sits in the center clamped to 2 2x10's... and i might just use it o this next pour...it's a PIA for the most part unless you are doing long less than 16ft wide pours... best when it's about 12ft wide and long... the longer the better... but it has to ride on the top of forms thats the main drawback...next pour is about 14 wide and about 100ft long... maybe friday afternoon or sat morningif i use it I'll let you know

            The one's that we've used don't have to ride on the forms.

            I've seen that one.... never used one... looked real close... it's a weedeater with a counterweight... kept thinking... "i could make one of those :)"i did watch a u-tube video on them... they look sweet...thanks

        Are you using a water reducer in the concrete?

          no... we are use'n air... and we are pour'n on compacted... well compacted dirt/crushed rock base that we wet down pretty good to keep it from sucking the water out of the mix... it was 90degrees today... but still kinda strange when mix out of the same truck 3 ft apart reacts so differently...btw... my 6ton asphalt roller works really well compacting the the earth... it has the vib deal where it some counter weights spin as you are roll'n in .... proof to me is when the mix trucks don't leave a dent in the compacted base... I knew i'd find a use for the roller after owning it for 12 years :)

    If there's anyone alive who can singlehandedly produce more finished work than you can, who is it? I gotta hand it to ya', I can't even get my 5-year plan done on my own house in 10 years. It might take 15...

      LOL ... dude i so suck... i don't even know the website... i know there is not alot there... it might be "rivermerchantlofts" something...I do have 3 buyers lined up... but I never count anything til it's a done deal... I feel real good about 2 of em... and one has been looking/watching for 3 years and leases down the street... so... who knows... i do have 5 units that are 600- 800 sf all with fenced in stamped concrete patios "extended living space" that will sell for 90-119k and there is zero in this market for that price... not even the sheet rock cookie cutter formica stuff...I'm not concerned ... yet :) but start'n to think the bank is :)thanks for asking

        stamping sucks, i think they need to make a big weighted roller with the imprint on the roller
