Why are the National builders (Centex, Pulte, D R Horton) not building in Kansas City. I grew up there and built some custom homes there in the late eighties. I now build custom homes in central texas. I have some reasons that I have surmised, but would like to hear your ideas.

Pulte is in the KC market. http://www.pulte.com/market.asp?pro=0&ck=61|106
As I said in the other thread I am not in the business, so I can't give you an specific reasons why there aren't more.
But KC seems to be a rather independent area. For example Other than HYVEE there are no chain supper markets in the area. They have not given up. Most of them are indepenently owned by a person that has a 3 to 5 stores that are part of a co-op group.
BTW, the is another national "builder" in the area President Homes. But they are not a traditional builder. They do "owner involved building". I have not studied exactly what they do, but I think that it varies from just having owners do equity work (cleaning and paint) to owners that do most of the work and/or do there own subbing after President puts up the shell.
