Go to contractor talk.com. They have a section on contracts, might help.
State laws vary from state to state. As does each deal vary

There isonly one way to accomplish goal number 2: use a professional.
Goal 1 and goal 2 are incompatible - not unlike the "rule:" fast, cheap, good -- you can only have 2 of the 3.

Go to the state of Massachusetts web site, and enter "home construction contract", in the search box.
They have contract forms for government use in doing construction in word format.
Also, read the Attorney Generals web pages regarding home construction. They may have a sample contract.
There are also numerous online sources if you just Google. Maine's AG has one online that should work.
If there is an Architect involved, they will probably have an AIA contract form.
Also, there are standard forms books, that you might want to buy, that have boilerplate contracts, and contract forms. The NAHB forms book is available on Amazon for $50, and includes all the forms on cd-rom so you can customize them.

In New York we must have certain info and statements on our contracts or we can be fined ,so make sure you cover yourself.
