New home with apparant moisture in the bottom corners of windows, drywall is moldy and cracking. When I look up I see large cracks in the drywall in the upper corners of the window. Are my windows improperly set ? What’s the best way to fix these problems???

g cox,
If the cracks you see at the top of your windows go straight up toward the ceiling from the corner of the window, the drywall was improperly installed. Those joints should both be at least 6" in toward the center of the window. Doing it wrong saved the installers, probably young and being paid by the sq', a couple of cuts and a couple of minutes. I've been seeing alot of this lately and have recently discussed it with several people. A proper fix is not tape and mud.
As far as the water in the lower corners of your windows, unless you're only seeing it when it rains it is probably moist warm air condensing on the cooler window surface. The best immediate fix I can give you is to wipe down the moldy areas with a chlorine bleach solution and when you see moisture condensing on the windows, open them a bit. As far as long term solutions to your ventilation problems you'll have to get that info from some of the others on this board as I am now convinced that I know absolutly nothing about heating, ventilation and insulation.
Make the builder fix the drywall.
Good luck, JonC
*...those aren't alluminum windiows by any chance, are they? - jb
*bet they are Jim , maybe without a thermal break ?
*Up here in the mild, but wet, GREAT NORTHWEST, we used to use AC plywood for window wrap with alluminum windows. But now that vinal windows are the norm, I think they have gone to drywall wrap with some type of plastic edge against the window. I'm hopin' someone "in the know" can tell more about this... - jb
