I will be having a floor person refinishing my homes strip 2 1/4 inch red oak floor. most quotes are for what I guess is 3 coats- what is best? one “stain”coat which is a coat and then 2 top coats.
Most wear is in the kitchen- should I get a 4th coat just for the kitchen? I have no dogs and no kids

A few questions: Water baserd polyurethane or oil? At minimum I would go with one stain and two coats if using oil, three coats of polyurthene if water based. One extra coat shouild not add that much cost and would prolong the finish. Screen and re-coat every couple of years depending on usage /traffic.
I don't have any experience with water based poly. With oil based poly you'll probably need at least 3 coats....after 1 and 2 coats you'll still be able to feel the grain unless a pore filler was used (very doubtful). Water based and oil based poly will give different looks. Water based is quicker drying and will take less time to make the floor walkable.
