I am trying to bid a job installing 3 1/4″ solid unfinished white oak flooring in an existing residential condo unit.The flooring is to be laid at a 45 degree angle to the main walls and will require cutting door jambs and casings to fit the floor under.Will also need some sort of shoe molding to cover the ends of the floor.Does anyone out there have any idea what the sq ft labor only cost should be? The flooring itself costs about $4.00 sq ft and the entire job is about 650 sq ft.We will also be replacing the carpeted stairs and landings with oak, but that’s another story.Any feedback would be appreciated. I'm up in Canada, so take this with a grain of salt ,but, I would expect to pay about $1.50 sq ft to lay the type of floor you are describing. I would also expect to pay between $ 1.00 and $ 1.50 sq ft to finish it. Thjat flooring cost here would also be about $3.50 to $ 4.00 to purchase depending on market conditions. I would then look at the additional work separately. ie cutting jambs and casings, removing and re-installing baseboards shoe moulding, screwing down sub-floor if required,moving furniature etc. etc. In my opinion it is not worth doing it yourself in many cases. There are floor layers who will give you a quote, do it right and often leave you with a margin of profit. You may be expected to prep the jambs etc but you may do better as a general on a job like this. Good luck!
*As no name appears on the new format... "To whom posted:"The floor job will require tools. Do you have them? Flush cutting saws, floor nailers, sanders, etc... As a start, the job you quoted should bid out at $4.00/sq. foot, add the stairs, and any misc. moulding work. Remove and raise the base trim, don't cut it. Good Luck.
*I'm in California. The going rate to install 3/4" T&G oak flooring is $7.50 including the material, install and finish. The oak itself cost about $3.00.
*I agree with Greg. Here in California, the cost here is about $7-9. Thats about $3.00 to $4.00 for the material, another $2.50 for installation, and another $2.50 for finishing the work. I would add another .50 for the angle, and I charge trim by the lineal foot, which depends on the type (base, crown or trim). My charge is generally about $8 a foot, but is lower for base, higher for crown and in that area for trim. If the owner is a pain in the ass, I do trim and time and material. Merry Christmas!!!
