I agree with dir.....cement board.
Things is..cedar would be perfectly fine but the HO just needs to keep dealing with it and in the Hamptons (1 hr from me) they should be able to afford to do so.

Unfortunately the builder is the homeowner, that is why he is building it himself, the only way he can afford it. Have never used cement board soffits, what sort of lengths do they come in, and do they have to be pre drilled before nailing? Also can you get them vented?
They come in 12' lengths. The material is 1/4" thick and commonly available in 12" and 16" widths - wider by special order in my area. It can be air nailed, but you have to be a bit careful. And yes, it comes in a vented flavor. I believe it is basically a "lifetime" product and it is not excessivly expensive. For example, the 12" is around $8 - here in NC.

Cement board would be a lifetime product, but probably more money. I used 1/2" MDO, good one side, and it was a reasonable price and so far has held up well (a few years). With whatever you choose, be sure to use a good 100% acrylic primer and a mildew resistant 100% acrylic top coat.
