Hello I am thinking about building a small Pole building house for a rental.I think I can get the land for a real good price(already has sewer,water,and electric)The house will be appr(800-1000 sq ft) I can do practicaly all the work myself except concrete and drywall.I am looking to build something probably rectangle in size,but I dont want to look to much like a building.Does anybody out there have any experiences with this? Like total cost? any think to look for ?Pros and Cons?Was thinking about metal for the sides and roof.

are your in an area that will require a permit? If so, best start there as local jurisdictions will have something to say about it.
for a real approximate cost you'll be looking at the total material used, all framing members, windows, doors and everything else to finish including plumbing , electric and hvac. Add the concrete flatwork and secure a price for all the drywall work and you'll have it.
Set the poles and tie them together quickly, the sun does some weird drying cycles to them. Be a shame to show up a couple weeks later to attack the purlins and find all the poles twisted and whacky.
metal roofs have a habit of condensation problems if not detailed properly for the climate.

Pole frame foundation can work great with regular wall framing frame atop the floor. Cheap and sturdy if done right.
But there is no real advantage on taking the poles past the floor frame. And a lot of disadvantges. You won't save any material with poles to the roof either, you still need stuff to nail interior and exteriot finish to, might as well use it to hold the place up as well.
Finishing the inside of a pole frame house is a nightmare, finishing the outside to be generally weather proof ditto.

Webuilt one just like you are planning years ago. A sub who did pole barns came and put a roof up on drill stem pipe. We poured a slab on about half and built a 1400 square foot "apartment". It had stalls and a horsey wash area. Clients lived there while we built the big house.
