Hey everyone,
Got a post and beam house that had pipes burst. water flooded second floor and leaked through ceiling where it stained the beams and t and g ceiling. best approach for repairing sanding? or is there an alternative like deck wash or something? thanks in advance. (my arm hurts just thinking about all that sanding!)

My place is post and beam....if I had a water problem......sanding would be the last option (unless of course it was just a small area)
My beams are watco finished with a wee bit of coloring ..... a lot would depend on what kind of finish you had and the style of your place....
Know that sanding through the patina will leave a pretty good mark in the beam.......I would probably first try some sort of blending using the original finish and adding some pure color to make it blend and work .............be an artist.......

unfinished you can have more options in working the wood and if you choose to sand ............don't just sand the bad spot, but a larger area and try to blend in ........you will still have the patina to deal with...........What kind of finish are you using?
