Just as I was completing a small job I mentioned to the homeowner I noticed there roof is at the end of its useful life. I got a shocking look and a response of “your kidding we just had that done”.
Heres the scoop: Roof was done about 6 years ago. It is the second layer. Three tab 25 yr shingle (hate to mention the name right now). No over hanging trees. Venting appears adequate at the soffit and near the ridge. About a 4/12 pitch. No hips or valleys.
The problem is every tab on the house and attached garage has curled under at the corners and many shingles have lost so much granules that it has left the shingle bare in spots.
The roof literally looked about 20-25 years old. I doubt it will make it another couple years.
What are your thoughts? Bad run of shingles? Improper install?
