I have been approached to manage the construction of spec homes for one or several builders that are based out of the immediate area. The builder has asked me what I want to do this for him.
All subs would be contracted and paid directly by him, I would be responsible for some selection and management of them (subs).
I just completed a 47 unit townhouse project for this builder, the townhomes sold before they were completed for around 450k.
The spec homes would average about 1m each.
When I am not manageing I usually “justify my existance” by clean up or deck framing or something else that allows me to be on site and productive.

I do project management on commercial projects this way. Normally the blanket permit is in my name but the owner selects the subs, archy etc. with my help. I charge a non refundable management set up fee that varies with job size & complexity. the minimum is $1000.00 with the average being $3000.00. What this buys is access to my subs, experience, suppliers etc. Once we begin the project it's $65.00 an hour, billed in half hour incriments. I bill weekly & if the bill isn't paid I have no problem with stopping the job. Hope this helps.
