Would someone please tell me the difference between modified and un-modified thinset and how the propeties of each differs, and when each should be used?

Modified contains a bonding agent that is premixed with the mortar. You can buy the bonding agent ( laticrete, trade name "milk") and the unmodified seperately and mix it yourself.
If you're setting to wire mesh, the bonding agent is probably not necessary, whereas to a plywood substrate it is.
I typically just buy the modified....can't hoyt....so I have no idea how much of a cost difference there is.

The modofied is also more flexible, has better initial grab and set grab as well.
You also need it for porcelain and glass tile and some stone also I think.
It's just better, doesn't pay to skimp the 10 bucks or so a bag.
