I need to sand and refinish a pine floor for my brother who has a number (5) or large (100 lbs +) dogs whose nails are very hard on the existing floor. What can I finish the floor with to give the greatest protection to the pine? He intends to cover it with rugs once it’s been done, but there still are going to be spots uncovered. Any ideas?
Thanks

I'd shy away from urethanes and use an oil finish. Waterlox is one(http://www.waterlox.com)......seen it used on a resteraunt floor and has held up well under heavy foot traffic. The dogs and a pine floor aren't a good combination but I do believe an oil finish would hold up better imho.
*Scott;I have only one dog; a 90# Golden Retriever and about 500 sq (kitchen and master bedroom) of hardwood floors (red oak)finished with Glitsa. Many pros swear that its the hardest finish on the market. A couple of small scratches now, down about 6 mos. and you have to catch the light just right to see them. Glitsa also makes a touch up aerosol for these situations. It also doesn't seem to be as slippery as other floor sealants. Check it out. I'd do it again. Will
