There is a discussion of New Jersys rehabilitation code in the new issue of FHB. I hope everyone there knows that now that hurricane Floyd has left FEMA will now come in. They bring with them their own set of codes. And they will be rigidly enforced. The local building officials will have no ability to give any sort of variance. First and biggest is that any house that is over 50% destroyed must be brought up to new codes. Even if they change the flood zones and you have to lift it. This 50% is for work done to a house over three years. eg. If you have a 100,000 house (lot not included) and do a 40,000 addition to it, and 2 years later a tree falls on it in a storm and does 11,000 of damage, the entire house has to be brought up to new codes. Foundation, electrical, plumbing. That 11,000 repair can esily hit 50,000. Just thought everyone in FEMAs path would like to know. They will eventully drive through a federally mandated code!
