I am doing a renovation where we are basically doubling the size of our house. I found a contractor who wants to work as more of a PM than a GC. By this I mean he is a licensed GC that wants me to pay him a weekly salary and he will supply me subs and materials at his cost. I pay them directly, they bill me directly. He is willing to cap his time to build (6 months, start to finish) so I don’t have to pay him indefinately. Also, he is commiting to keeping a budget that won’t go higher than 15% of max. Anything less than actual budget gives him a cut of like 15% of the remaining $$.
What do you guys think about this kind of an arrangement from both the trade and end-user side? This guy is trying to do right by me since I am in the A/V industry and he plans to use me on future projects he is doing.

How many square feet of addition?....

It is 2200 square feet. Pretty straightfoward (now). Originally, the addition had a full basement but since the water table was high, that was 86'd. Now, we are doing a recessed slab w/ floor joists over it so it can supoort plumbing & electric under the floor instead of in the slab.Also, in the existing house, moving a wall, adding a closet, gut kitchen and baths (2) and re-do.
Who does the scheduling and expediting?
Do you not think you can get/understand/coordinate the other subs?
Do you know and can you find subs yourself?
What's he really going to charge for, and does it sound like full time money for part time work?

What have his past clients said of his work?
Look at at least one of his past jobs and talk with his past clients.
who owns the liability ? you pay all subs & workers directly..
who checks for insurance certificates ?
you buy all materials.. who negotiates shortages & returns & defects ?
don't forget.. instead of dealing with one GC, you are now dealing with a PM & a hundred workers
