On three of my family members homes after 10 years all the rubber collars on the pipe flashings coming through the roof have cracked and leaking durning rains. Are there any manufactures that make a flashing that will allow you to replace the rubber collar only? I notice that some are galv tin and some are plastic with seperate rubber collars. I have a product called Black Max that slides over the 4 inch plumbing vent. It flares out at the bottom and covers the whole rubber collar on the flashing and makes this 4 inch vent maintenance free for ever. Does anyone know of the same type for the smaller pipes on the the smaller flashings?

where did you get the black max?
Had same problem years ago - company that makes the metal flashing sells the rubber piece, but no one stocks them - would be a LOT easier!!!!!!
Wain, It is called Color Max and made by ARFCO Phone 1-800633-4579. there address is 11535 Reedeer Road, Dallas,Texas 75229. They Make one unit for 3 or 4 inch pipe, also for 3 inch only, 4inch only. All of the above have have a plastic critter guard on top. They are dual wall and makes every flashing with the rubber boot maintenance free. They come in colors. I prefer 3 inch for a 3 inch pipe, I also prefer 4 inch only for 4 inch pipe. Tighter fit. The 3-4 inch combination one has a metal clip and too much play. Also beware they make smaller ones for up to 2 inch I that are not double wall. Water can get down to the boot on these. I originally bought a product called HY-C Black Max Vent Shield from Builders Square and all of theirs were double wall even the small ones. I can't find the company on the web and I think Builders Square went out of business in the South. I also might add that I have a condo in a 16 unit capacity and every one of the 16condos with 3 inch oatey pipe flashings were bad at 10 years, They cracked and leaked water around the pipe. These Oatey's were of the black plastic with the rubber boot. I think they went bad from the UV. I am in the process now of finding out if there is a flashing that the rubber boot or collar can be replaced after it has cracked. Hope this helps you. Larry
Wain, I just found out Builders Square is still in business in Florida. they are in Miami,Orlando,Palm Beach,and Daytona Beach. I sure would love to get a hold of the smaller ones for 2 inch and under for some of my applications. Larry
