Way too general a question. Tear off or roof over? If tear off what and how many layers? How accessible is the roof, an easy drop into a dump in the drive or five million trips over hill in a wheelbarrow? How steep is the roof, how many stories to the eaves? Any wood rot? Cut up, with lots of dormers, valleys and transitions? What are you putting on, asphalt shingle, three tab or dimensionsal in 25, 35, 40, or more year warranty, cedar shake, slate, tin, standing seam copper, cement or terracotta tile? What region of the country? What is the roof sheathing, T&G plank can be tenacious to tear off of and so increase labor? What time of year in what general weather conditions. Do you have a beermeister? Are there college-aged female neighbors that tan often?
3 tab, walkable, tearoff, dispose, supply and install, about $150 a square.
North East Ohio,
protect siding and landscaping with plywood and tarps
Tear off existing roofing( 2-3 layers)
re-nail existing roof decking,replace up to 5% of existing roof decking
Install aluminum drip edge
install icegaurd along lower edge of roof. extend icegaurd up roof to point 12" inside exterior wall. install icegaurd in valleys, and around chimneys
install titanium UDL underlayment
install new soil stack flashing
install new step flashing along all roof/side wall intersections
custom bend and install new chimney flashing---insert counter flashing in reglet cut into chimney with diamond blade
install new roof vents
Install 30 year Certainteed Landmark shingles
Remove all debris
all work torn off each day will be re-roofed that day, all debris is removed from the site each day, no equipment/ladders/scaffolding/dump trucks/trailers/dumpsters are left on the site over night
supply all permits and materials
work performed by licensed and insured contractor---workers comp. Cert. and liability insurance cert. enclosed
extensive references available( but usually un-needed since YOU were refered to ME LOL) customer will almost certainly have seen my work many times on homes of family,freindsmneighbors etc.---and probably attends mass each week under one of my roofs)
Price will generally be between $320 and $360/square( customer recieves an EXACT,firm price at time of proposal).
50% down, balance upon completion, additional charge $x/lineal foot for any decking replaced beyond 5% of roof decking________________________________________________________________
I will be doing a starting a layover in about 2 weeks. same basic level of specification,except the shingles will be Certainteed XT30 ( 3-tab)--- price works out to approx. $260/ square.
both typical roofs will be 10/12 pitch, sheathed in 1x8 syp approx vintage approx. 1950.
