I was called out the other day to look at a roof that was leaking. The roof is on a modular home with a 2/12 roof. It was done with 3 tab shingles.
That got me thinking - Why do modular home manufacturers put shingles on a roof with such a low slope ? To the best of my knowledge, no shingle manufacturer will guarantee their shingles on a roof with a slope less than 3/12.
So what's the deal ? What kind of roof can we put on this thing that we can stand behind ? I'm thinking maybe a glue-down modified, but am open to suggestions.
*Nothing over 2 and 1/2 on 12, and that is pushing it. We install rolled roofing on anything less.Now, I did have a customer who really wanted the shingle look on a 3 and 12 roof, and I would guaranty it, so we doubled up on the roof. We installed a full layer of torch on roofing without tar paper and over that the shingles. I guarantied that job.Hope this helps.
*Ron- In '87 I put shingles on a 2/12 despite my better judgement. I would give no guarantee. This is what I did-installed ice & watershield membranedirectly to the roof sheathing on the entire roof. Then I installed the the shingles with a 4" exposure. All flashings must be sealed with plenty of a GOOD sealant like Geocel 2300. We get plenty of snow here and this roof has not yet failed. But NO WAY give a warranty-don't stick your neck out where shingle manufactures are afraid to go. Otherwise, a commercial flat roof system such as the modefied roof you describe or my favorite, EPDM(rubber). These are both good systems when applied properly, but they are UGLY.-John
*The Uniform Building Code allows or did allow asphalt shingles as low as 2:12. It requires "double coverage" and seal-down on the roofing and a double layer of underlayment. Looking at the interpretations manual, the ICBO writes that "double coverage" applies to normal shingles applied with normal coverage as this is an Industry standard term. As in double coverage rolled roofing, two nominal layers of roofing protect each part of the underlayment.I wouldn't use this system for anything but patios or detached sheds in a non-snow (non-ice damming) area. It may be legal, but it doesn't come with a Guarantee or Recommendation.
*I don't like the shallow pitches either, but I have a house with a 2 1/2 to 12, shingles that are at best 15 year, 3 tab, and no leaks. Ice dams in the winter too. Go figure.Dennis
*I would go with JRS. I did a roof, 2/12, in rolled roofing. All was fine except the guy didn't like the look and had me roof over it with shingles. Leaked like crazy, it was an upholstery shop and it drove me nuts. I was down there 2 or three times in the middle of the night if I heard rain to cover furniture. I finally ripped everything off and used the ice shield stuff like I would tar paper. Worked great, 5+ years no leaks.
*I use ice and water shield under all too with standard 5" inch exposure Just added a dormer that needed headroom so it ended up around 1 in 12...Seems to work fine and I sleep well at night.Near the stream,J
*Nothing new -- just confirmation of earlier remarks. In their installation instructions, CertainTeed says no to anything less than 2/12. From 2/12 to 4/12, they specify complete roof coverage with WinterGuard or equivalent ice & water shield OR two layers of 36" underlayment lapped 19". Their warranty says "Provided shingles have been installed in strict accordance with CertainTeed current written installation instructions,(etc.)," so the implication is that this is a warrantable situation from their perspective. CertainTeed warrants the shingles only, not the installation, so any water damage from the low slope isn't covered by them. I used complete Winterguard coverage on a low slope shed dormer in a former home and had no problems (Wisconsin).
*Soprema makes a rubber membrane roof that is covered with granules to look just like roll roofing or to match other shingles. It can be glue-down or stick-down. Best of both worlds - get rubber roof quality with "conventional" appearance.-Rob
