I live in Columbia SC and am planning on building a Timberframe house w/Sip panels. I just caught wind that insects/termites w/SIP panels could be a problem. Has anyone here ever had any experience with this? I really like the concept but i also don’t want to have a house/walls full of bugs.

There are many SIP manufacturers who use borates in the process of making panels. However, don't confuse a little borate infusion into your cores with complete protection from the bugs. In addition, borates are only really effective against carpenter ants and termites. The smart choice is to use treated foam along with a standard soil perimeter treatment. I've had some experience with getting the bugs out after they got in, and that was on a house with treated foam. The homeowner never treated the soil and was in prime carpenter ant territory.
I'm at 200 SIP structures and counting and that was my only project that experienced an infestation. It took about 2 months to get the critters out, and no problem since then. I've installed throughout the Mid-Atlantic states and I use treated cores as a standard.

Thanks, that's comforting to know. I'd definately treat the soil. How far south have you installed SIPs -- in the SE that is? Am i wrong to assume then that i'm probably OK as long as the SIPs are treated with Borate and the soil is treated like a typical house in the SE?

I've gone as far as Orlando. However, that was an exception. I prefer to work a little closer to home. South Carolina occasionally, North Carolina repeatedly, Virginia constantly.
