Where do I start?? I am about to finish my first home that we plan to live in for a couple of years. My brother and I did alot of the work (plumbing, electrical, trim, paint, tile floors, harwood floors, granite tile countertop). The house is 3100 sq. ft. two story. I came in over budget but am sitting on about $40-50K in profit judging by the home that sold next door. I really enjoyed the process and would like to a second home in 2 years to get the tax benefits. The next one will be 400-500 sq. ft. smaller with a few more upgrades. In the mean time I would like to absorb more knowledge and possibly build a spec house. I would definetly keep my day job but building a couple of houses a year on the side may be a goal. I know builders go broke every day that know alot more about the construction industry than I do. Most of what I know I learned while building this house. Would it be beneficial to take some building science classes at a local university?
Any advice for a part-time builder want-to-be?
