I’ve just purchased an old two family, two story house. I plan on living in the first floor apartment for awhile but not long term. After remodeling the first I plan to remodel the upstairs apartment and rent it. I’m looking for ideas on soundproofing the floor between the spaces as I’m not keen on listening to any renters and resultant rug rats, or having them have to put up with me and mine.
I’ve thought of putting in blown in insulation between the floors. But I’m not sure that will reduce the sound, although separating the heating of the spaces can’t hurt. I’ve also thought of dropping the ceilings on the first floor and putting up 1/2″ homosote, then 2×4’s and batt insulation with one or two layers of sheetrock.
The house has 8′-6″ lath and plaster ceilings and no hardwood or finished floors to speak of, so either or both options are feasible. I’m just trying to get the best bang for my buck as I am approaching this as a rental property. But I do want to do the job correctly and effectively. Thank you in advance for any information or experience you have on the subject.
