hey everyone…i just put an estimate in to a company who wanted sound-dampened walls that would create two rooms that were separate from the rest of the office. My price included drywall, light gauge steel studs, Homasote board, paint, taping and the crap that goes with it, rubber baseboard, solid core doors, clean-up, labourers. I put my bid in at $14,000 taxes in….the walls are 12 feet high, the rooms are about 13’6” by 13′ and there is an existing back wall that will only be painted. There are no bulkheads. I’m shooting for a level 4 wall finish. Also the steel doors and frames will be painted. All paint is premium Sherwin-Williams. No flooring is involved. The price works out to $40 a square foot with taxes and profit etc. I think that this price is reasonable. We are also insured and carry workers comp have great references. Price does not include permits…we are letting the client decide if they want to go that route (it is an old building). No electrical or ducting include either. We also figured the job to take in total man hours 145h. Work is on the third floor with a freight elevator. Any input is appreciated even if it is late 🙂
