I have a vintage 1938 standing seam roof. After using oil based roof paint every 5 years I put on Acrymax in 2001. However, I am having Acrymax failure due to underlying layers of old paint and asphalt roof coating (from way back). Someone suggested power washing the roof next time – scraping and steel wool does not get at the underlying paint. Also, the green Acrymax I use fails much quicker on the exposed surfaces of the roof versus the shaded parts. Suggestions?

Coatings are only as good as the preperation of the substrate beneath. You must clean to bare metal or at the very least a good sound previous coating (which it sounds like you do not have) IAW manufactures specs in order to ensure a good adhesion. Chemical strip might be an option and or a high pressure wash. The high pressure wash, over 5000 psi (any less probably wont remove the old coatings) has to be done by a proffesional contractor in order to avoid damaging your roof. Contact your local NACE organization for a certified contractor. NACE is an International Organization for proffessional coatings standards. (Your Acrymax sounds like it is suffering from UV Exposure) Buy another coating. You should be able to get 10 years out of a well prepared/applied coating.
