OK…. my house elevations are based off the lot grading plan which was obtained from the developer and is what the district has copy of. It is certified.
Just got my elevations done for my foundation pour (different company- also certified) and my pour height came out 1 3/4″ different then what was calculated for based on the bench mark provided on the lot grading plan.
When they did the survey for the pour heights I noticed then took the height off a reference point down the street; I’m guessing a pin in the sidewalk somewhere.
The difference in height really bothered me so I checked again off my bench mark, sure enough I was where I should be based on the bench mark….ok I was 1/32″ off.
So I guessing my bench mark is out…..( it is a catch basin in front yard).
I don’t think it will cause me a problem as the 1 3/4″ won’t push me over any heights, and the inspector talked only about set backs in regards to me being able to pour. ( I passed pending survey certificate)
Question 1: Am I wrong will I run into any problems because my elevations will be different then whats on plan.
Question 2: the whole thing bugs me – which survey is right, they are both certified…how do you know which to go by, and is this a common occurance?

yes, it is common. no, it shouldn't be a problem with any experienced inspector or builder. Three surveys could deliver three different errors.
If you live in a cold zone,the frost could have moved the elevation of that catch basin or the other ref point. or both. Soils moves. It is normal.
There is a large aquifier in eastern CO and Kansas that has been pumped down for irrigation over the last hundered years or so, such that there are estimates that there are places where the ground is now as much as seventeen feet lower than it was during the War between the States.

Just like the aquafer under the basin in Phoenix, Ariz.
We got similar aquifer drops in the Canadian prairies. It will be exciting when oil and water run out around the same time.
I think that 1/32'd is gonna bite ya in the ####.
pictures will hang crooked ... or doors won't stay shut ...
either way ... the house is junk. Tear it down before U even start.
now it's all just a waste of time ....

about ... say ... 10 years ago ... as I decided to go "back to" trade school ... for the up coming career shift ... we had a going away party. One of my buddies bought me a stanley torpedo level ... that lit up! Pretty cool ... still have it somehwere.
anyways ... later that nite ... in the bar ... that little level was used quite often ...
any time anyones drink was empty ... the level was "lit" ... then set on the dry mouths head ... to see if they were "level yet" ... or if they were in need of yet one more drink ....
handy little tool!
we also "alligned" the ladies ... uhhh .... foundations?
